Article 7. AG, AGRICULTURAL DISTRICT


Section 7.01 Statement of Purpose

The Agricultural District is established as a district in which the principal use of land is for farming, dairying, forestry operations and other agricultural activities. The intent of this article is to protect land needed for agricultural pursuits from encroachment by untimely and unplanned residential, commercial or industrial development.


Section 7.02 Permitted Principal Uses

The following uses are permitted in the AG District:

A. Single-family detached dwellings.

B. Farms, excluding those operated wholly or in part for the disposal of garbage, sewage, rubbish, offal and wastes from rendering plants.

C. Vegetable, fruit, flower and herb gardening.

D. Tree and shrub nurseries, not including landscape contractors.

E. Home occupations.

F. Family day-care homes.

G. Publically-owned parks and recreation facilities.


Section 7.03 Permitted Uses Subject To Administrative Approval

A. Temporary roadside stands for the sale of produce grown on the property on which the roadside stand is located.

B. Temporary uses of an agricultural nature (such as corn mazes and similar uses).

C. Temporary uses within a building (such as haunted houses and similar uses).

Section 7.04 Permitted Uses Subject to Additional Requirements

A. Private Stable for horses provided that the number of horses permitted shall be equal to one horse on the first 2 acres with one additional horse for each additional acre.

B. Farm animals, such as cattle, sheep, goats, pigs, and the like, may be raised by the owner/occupant of any homesite of at least 5 acres, provided there shall be not less than one acre per farm animal raised on the property and in accordance with Section 4.45 Maintenance of Animals.


Section 7.05 Special Land Uses

The following uses may be permitted by the Planning Commission, subject to a review of the site plan and a public hearing being held to provide for comment from neighboring property owners and occupants.

A. Animal Care Facilities (Section 25.04)

B. Bed and breakfast homes and inns (Section 25.10)

C. Cluster housing option (Section 25.11)

D. Outdoor recreation uses on a minimum of 10 acres (Section 25.38)

E. Churches and other places of worship (Section 25.13)

F. Cemeteries. (Section 25.12)

G. Convalescent or nursing homes (Section 25.14)

H. Utility transmission structures (Section 25.48)

I. Public and private schools (Section 25.44)

J. Local utility structures (Section 25.28)

K. Public and private parks on less than 10 acres (Section 25.43)

L. Government offices and township buildings and uses without service or storage yards (Section 25.20)

M. Group day care homes. (Section 25.22)

N. Intensive or concentrated animal raising (Section 25.26)

O. Wireless communication antennas. (Section 25.54)

P. Riding academies, boarding stable, and public stables (Section 25.45)

Q. Utility transmission systems (Section 25.49)


Section 7.06 Accessory Uses

A. Accessory buildings, structures and uses, customarily incidental to any of the above principal uses, when located on the same property and now involving any business, profession, trade or occupation other than provided for in the AG district above.

B. Animals in accordance with Section 4.45, unless specific provisions are made within this Article providing for different requirements.

C. Keeping for personal use of domestic animals or other livestock and/or up to 5 hives of bees.

D. Private swimming pools, exclusively for use of residents and their guests, in accordance with Section 4.29.

E. One (1) temporary building for the sale of the produce raised on the premises by the proprietor or his family.

F. Signs in accordance with Section 4.28.

G. Temporary buildings used only for construction purposes as provided for in Section 4.34 of this Ordinance, except that the maximum period shall not exceed one (1) year.

H. Off-street parking in accordance with Section 4.30.


Section 7.07 Density, Area, Height, Bulk and Placement Requirements

Section 7.08 Development Regulations
