Article 8. SF, SUBURBAN FARMS DISTRICT

Section 8.01 Statement of Purpose

The Suburban Farms District is created to establish areas of the Township for single family residencies in a rural environment characterized by low densities and significant open spaces.


Section 8.02 Permitted Principal Uses

The following uses are permitted in the SF District:

A. Any principal use permitted in the R-1, Single-Family Residential District.

B. Family day care homes


Section 8.03 Permitted Principal Uses Subject to Special Requirements

A. Tree and shrub nurseries for commercial purposes on minimum 10 acres. Tree and shrub nurseries shall not include landscape contractors.

B. Vegetable, fruit, flower and herb gardening for commercial purposes, on a minimum 10 acres.

C. Private stable for horses, provided that the number of horses permitted shall be equal to one horse on the first 2 acres with one additional horse for each additional acre.

D. Farm animals, such as cattle, sheep, goats, pigs, and the like, may be raised by the owner/occupant of any homesite of at least 5 acres, provided there shall be not less than one acre per farm animal raised on the property and subject to Section 4.45 Maintenance of Animals.


Section 8.04 Special Land Uses

The following uses may be permitted by the Planning Commission, subject to a review of the site plan and a public hearing being held to provide for comment from neighboring property owners and occupants.

A. Bed and breakfast homes (Section 25.10)

B. Cluster housing option (Section 25.11)

C. Cemeteries (Section 25.12)

D. Churches and other places of worship (Section 25.13)

E. Wireless communication antennas and towers. (Section 25.54)

F. Public and private schools (Section 25.44)

G. Local utility structures. (Section 25.28)

H. Group day care homes. (Section 25.22)

I. Public and private parks on less than 10 acres (Section 25.43)

J. Government offices and township buildings and uses without service and storage yards (Section 25.20)

K. Utility transmission systems (Section 25.49)

L. Outdoor recreation uses on a minimum of ten (10) acres (Section 25.38)


Section 8.05 Accessory Uses

A. Any accessory use permitted in the R-1, Single-Family Residential District.

B. One (1) temporary building for sale of the produce raised on the premises by the proprietor or his family.

C. Accessory buildings, structures and uses, customarily incidental to any of the above principal uses, when located on the same property and not involving any business, profession, trade or occupation other than provided for in the SF, Suburban Farms District above.

D. Signs in accordance with Section 4.28.

E. Off-street parking in accordance with Section 4.30.

F. Keeping for personal use of domestic animals or other livestock and/or up to five hives of bees.

G. Temporary buildings used only for construction purposes as provided per Section 4.34 and allowed for a maximum of one year.

H. Animals in accordance with Section 4.45, unless specific provisions are made within this Article providing for different requirements.


Section 8.06 Density, Area, Height, Bulk and Placement Requirements

In accordance with attached Schedule of Regulations, Article 6.


Section 8.07 Development Regulations

All Suburban Farm District developments, with the exception of single-family dwellings, shall be reviewed in accordance with Section 4.52 – Site Plan Review and Approval.
