Section 9.01 Statement of Purpose
The Single-Family Residential Districts are established as districts in which the principal use of land is for single family dwellings, located in neighborhoods that include open space and that preserve sensitive natural environmental features.
Section 9.02 Permitted Principal Uses
The following uses are permitted in the Rl-A, Rl-B, Rl-C and Rl-D Districts:
A. Single-family detached dwellings.
B. Publicly owned and operated parks and other recreational facilities.
C. Home occupations
D. Family day care homes
Section 9.03 Special Land Uses
The following uses may be permitted by the Planning Commission, subject to a review of the site plan and a public hearing being held to provide for comment from neighboring property owners and occupants.
A. Cluster housing option (Section 25.11)
B. Cemeteries (may be permitted only in R1-A) (Section 25.12)
C. Churches and other places of worship (Section 25.13)
D. Group day care homes (may be permitted only in R1-A) (Section 25.22)
E. Local utility structures (Section 25.28)
F. Wireless communications towers and antennas. (Section 25.54)
G. Public and private schools (Section 25.44)
H. Government offices and township buildings and uses without service or storage yards (Section 25.20)
I. Utility transmission systems (Section 25.49)
J. Public and private parks on less than ten (10) acres (Section 25.43)
K. Outdoor recreation uses on a minimum of ten (10) acres (Section 25.38)
A. Accessory buildings, structures and uses except boathouses, that are customarily incidental to any of the permitted principal uses, when located on the same lot and not involving any business, profession, trade or occupation. (See definition of Garage, Private, for restriction on storage of truck.)
B. Private swimming pools, exclusively for the use of residents and their guests, in accordance with Section 4.29.
C. Temporary buildings used only for construction purposes as provided for in Section 4.34 of this Ordinance except that the maximum period shall not exceed one (1) year.
D. Signs in accordance with Section 4.28.
E. Off-street parking in accordance with Section 4.30.
Section 9.05 Density, Area, Height, Bulk and Placement
Requirements
In accordance with the attached Schedule of Regulations, Article 6.
Section 9.06 Development Regulations
All Single-Family Residential District developments, with the exception of
single-family dwellings, shall be reviewed in accordance with Section 4.52 –
Site Plan Review and Approval.
