Article 13. NB-O, NEIGHBORHOOD OFFICE DISTRICT


Section 13.01 Statement of Purpose

The Neighborhood Office District, permits those office and service uses which are compatible in intensity and character with nearby residential areas. The intent of this article is to encourage well-designed office buildings, employing high quality architecture, in a professionally landscaped setting, as well as uses which will not cause large volumes of traffic, traffic congestion, or parking problems. These uses will be designed and constructed so as to fully complement and enhance the adjoining or nearby residential areas.


Section 13.02 Permitted Principal Uses

The following uses are permitted in the NB-O District, provided no individual building exceeds 20,000 square feet:

A. Offices, the principal use of which are for administrative or professional occupations including, but not limited to, architects, lawyers, engineers, accountants, financial consul­tants, realtors, insurance agents, and similar professions, without drive through windows.

B. Offices, not in conjunction with large meeting halls, of nonprofit organizations and agencies such as labor unions, civic, social and fraternal associations, and political and religious organizations.

C. Medical or dental offices (but not including veterinarian establishments or any type of medical facility providing overnight patient care), office of an optometrist, including only minor, accessory sales of eyeglasses, and the like, without drive through windows.

D. Photography or artists’ studios, with only incidental photographic processing.


Section 13.03 Permitted Uses Subject To Special Conditions

Other uses which, in the opinion of the Planning Commission after findings of fact, are similar to the above uses and will be equally compatible with nearby residential areas.

Section 13.04 Special Land Uses

The following uses may be permitted by the Planning Commission, subject to a review of the site plan and a public hearing being held to provide for comment from neighboring property owners and occupants.

A. Drive-in or drive-thru window service (Section 25.15)

B. Wireless communication antennas (Section 25.54)

C. Government offices and township buildings and uses without service or storage yards (Section 25.20)

D. Group adult or child care center, including nursery school (Section 25.21)

E. Local utility structures (Section 25.28)

F. Office buildings over 20,000 square feet. (Section 25.34)


Section 13.05 Accessory Uses

There shall be no accessory structures in the Neighborhood Office District, except that signs may be permitted in accordance with Section 4.28.


Section 13.06 Density, Area, Height, Bulk and Placement Requirements

In accordance with the attached Schedule of Regulations, Article 6.


Section 13.07 Development Regulations

All Neighborhood Office District developments shall be reviewed in accordance with Section 4.52 – Site Plan Review and Approval.
