Section 15.01 Statement of Purpose
The intent of the Restricted Business District is to provide a uniform set of regulations that will provide for and encourage retail and office development in accordance with the unique character of White Lake Township, with emphasis on preservation and enhancement of landscaping and natural areas. The Restricted Business District should contain diverse types of retail and office business, but it is not intended that the district become an intensive, high-volume commercial strip.
Section 15.02 Permitted Principal Uses
The following uses are permitted in the RB Districts:
A. Any principal permitted use in the Local Business (LB) District and the Neighborhood Office (NB-O) District.
B. Churches
C. Restaurants, taverns or other places serving foods or beverage for consumption within an enclosed building.
D. Café, delicatessen, or other places selling prepared food for indoor dining or carry out.
E. Theaters, assembly halls, dance or concert halls, or similar places of assembly when conducted completely within an enclosed building.
F. Radio or television studios
G. Local utility structures, such as electric transformer stations and substations, gas regulator stations, sewer lift stations, water wells, and the like.
Section 15.03 Permitted Uses Subject To Special Conditions
A. Other uses which, in the opinion of the Planning Commission after findings of fact, are similar to the above uses and will be equally compatible with nearby residential areas and surrounding uses.
B. Banks, savings and loan institutions and other financial office buildings, including drive-through window service
Section 15.04 Special Land Uses
The following uses may be permitted by the Planning Commission, subject to a review of the site plan and a public hearing being held to provide for comment from neighboring property owners and occupants.
A. Automobile service stations. (Section 25.08)
B. Automobile wash establishments. (Section 25.09)
C. Bed and breakfast homes and inns (Section 25.10)
D. Government offices and township buildings and uses without service or storage yards (Section 25.20)
E. Funeral homes. (Section 25.19)
F. Private clubs and lodge halls. (Section 25.41)
G. Open air businesses. (Section 25.35)
H. Indoor recreation, including bowling alleys, dance halls, health clubs, racquet sports centers, ice arenas, and similar facilities. (Section 25.25)
I. Drive-in or drive-thru window service (Section 25.15)
J. Animal care facilities (Section 25.04)
K. Motels and hotels (Section 25.32)
A. Accessory buildings, structures and uses customarily incidental to any of the above uses when located on the same premises.
B. Signs in accordance with Section 4.28.
Section 15.06 Density, Area, Height, Bulk and Placement
Requirements.
In accordance with the attached Schedule of Regulations, Article 6.
Section 15.07 Development Regulations
All Restricted Business District developments shall be reviewed in accordance with Section 4.52 – Site Plan Review and Approval.
