Section 18.01 Statement of Purpose
The PD, Planned Development District is intended to provide for the location and various types of planned land use on large parcels held in common ownership and includes such alternate terms as cluster zoning, planned development, community unit plan, planned residential development and other similar terminology. Uses planned may include single-family detached housing, single-family attached housing, multiple-family housing, local commercial business, office uses, and similar activities. The PDD is intended to result in a unique, planned development that includes such techniques as open space preservation. A public hearing shall be held prior to formal consideration of the PDD.
Section 18.02 Permitted Principal Uses
The following uses are permitted in the PD Districts:
A. Any single-family residential use as a principal permitted use in the Rl-A, Rl-B, Rl-C and Rl-D One-family Residential Districts, subject to approval of a planned development design, cluster layout, open space preservation plan, or the like.
B. Any two-family, attached single-family, or multiple-family residential use as a principal permitted use in the RM-1 and RM-2 Districts, subject to approval of a planned development design, cluster layout, open space preservation plan, or the like.
C. Any use listed as a principal permitted use in LB, Local Business District, ROS Recreation And Open Space District, and NB-O Neighborhood Office District, subject to approval of a planned development design, cluster layout, open space preservation plan, or the like.
Section 18.03 Permitted Uses Subject To Special Conditions
Other uses which, in the opinion of the Planning Commission after findings of fact, are similar to the above uses and will be equally compatible with nearby residential areas and surrounding uses.
Section 18.04 Special Land Uses
The following uses may be permitted by the Planning Commission, subject to a review of the site plan and a public hearing being held to provide for comment from neighboring property owners and occupants.
A. Bed and breakfast homes and inns (Section 25.10)
B. Wireless communication antennas (Section 25.54)
C. Group adult and child care centers, including nursery schools (Section 25.21)
D. Local utility structures (Section 25.20)
A. Any accessory use permitted in the Rl-A, Rl-B, Rl-C, Rl-D, RM-1, RM-2, LB, ROS, and NB-O. Zoning Districts.
B. Signs in accordance with Section 4.28.
Section 18.06 Development Regulations
All PDD Planned Development District developments shall be reviewed in accordance with
Section 4.51 – Planned Development Review Process and Section 4.52 – Site Plan Review and Approval.
