Article 19. ROS, RECREATION AND OPEN SPACE DISTRICT


Section 19.01 Statement of Purpose

The Recreation and Open Space District is intended to provide areas for the development of public and private outdoor recreation facilities and open space preservation uses. The intent of the Recreation And Open Space District is: to encourage recreational uses of an outdoor nature that will take full advantage of the land in its natural state; and to encourage those large outdoor recreation uses that could not easily be provided in the already urbanized portions of White Lake Township and the metropolitan area.


Section 19.02 Permitted Principal Uses

The following uses are permitted in the ROS Districts:

A. Day camps.

B. Educational facilities such as: zoological gardens, botanical gardens, bird sanctuaries, arboretums, and the like.

C. Public and private golf courses and country clubs including "par three".

D. Golf driving range (only in conjunction with a golf course or country club).

E. Public and private parks and similar outdoor recreation areas without overnight accommodations.

F. Private clubs for swimming, tennis, and the like.

G. Ski resorts.

H. Toboggan runs.

I. Wildlife preserves.

J. Government offices and township buildings and uses without service or storage yards.

K. Accessory buildings and uses customarily incidental to the Principal Permitted Uses


Section 19.03 Permitted Uses Subject To Special Conditions

Other uses which, in the opinion of the Planning Commission after findings of fact, are similar to the above uses and will be equally compatible with nearby uses and residential areas.


Section 19.04 Special Land Uses

The following uses may be permitted by the Planning Commission, subject to a review of the site plan and a public hearing being held to provide for comment from neighboring property owners and occupants.

A. Wireless Communication Antennas. (Section 25.54)

B. Local utility structures (Section 25.28)

C. Outdoor recreation uses on a minimum of 10 acres (Section 25.38)

D. Riding academies, boarding stable, and public stables (Section 25.45)

E. Marina (Section 25.30)


Section 19.05 Accessory Uses

A. Accessory buildings and uses that are customarily incidental to any of the permitted principal uses when located on the same premises.

B. Signs in accordance with Section 4.28.


Section 19.06 Density, Area, Height, Bulk and Placement Requirements

In accordance with the attached Schedule of Regulations, Article 6.


Section 19.07 Development Regulations

All Recreation Open Space District developments shall be reviewed in accordance with Section 4.52 – Site Plan Review and Approval.
